The commitments you can hold us to.
Schedule, response, quality, and communication. Specific commitments, under-promised so we can hold them every cycle. No "best effort" weasel language.
Specific, written, and easy to hold us to
Most landscape guarantees are written in marketing speak: "we promise satisfaction," "best-in-class service," "we go the extra mile." None of those are commitments. They're slogans.
Below are the actual commitments your contract can reference. Each one is specific enough to measure, narrow enough that we can hold it every cycle, and honest about what's a commitment versus what's a best effort.
Schedule guarantees
7 to 10 day mowing cycle May through September
Properties get mowed within 7-10 days of the prior visit during peak growth. No property goes longer than 10 days during peak season.
10-day cycle in April and October
Shoulder-month growth is slower, so the cycle extends to 10 days. Communicated in writing before the season transition.
Off-cycle catch-up if a full week is rained out
When weather erases an entire route week, we route an off-cycle catch-up rather than skip. No property goes two cycles without a visit during peak growth.
Cycle day confirmed in writing
You know which day of the week your portfolio gets serviced. Any change to that day is communicated by email at least one cycle in advance when possible.
Response guarantees
24-hour callback response on weekdays
Any callback request, scope question, or property concern logged with Derek gets a response within 24 hours, Monday through Friday.
Same-day response for safety or emergency issues
Storm damage, hazardous debris, sight-line obstructions at intersections, anything that's a real safety concern, gets a response the same day, including weekends.
Direct line to the owner
Derek answers the phone. No ticket numbers, no call-center loop, no account manager rotation. One person you can hold accountable.
Quality guarantees
Every visit includes the full scope
Cut, edge, trim, blow-off. Not optional, not extra, not separated into upsell line items.
Substandard visit gets re-done at no charge
If a property visit fell short of standard (missed sections, sloppy edges, debris left), we re-do it on the next visit at no charge, no questions asked.
Crew assignments stay consistent
The same crew runs your portfolio cycle to cycle. People who know your properties, your gate codes, and your standards.
Damage we cause, we fix
If a crew member damages a sprinkler head, a planter, a fence section, or any property feature, it gets repaired or replaced at our cost. Documented and reported the same visit.
Communication guarantees
Heads-up email when weather will move the cycle
You hear from us before the cycle shifts, not after. Storm forecasts, hard freeze warnings, anything that will affect timing gets communicated proactively.
Monthly invoicing in your agreed format
Per-property PDFs, consolidated by building, or a single portfolio invoice, whatever your AP team needs. Format locked at onboarding.
Property issues reported, not buried
Irrigation problems, hardscape damage we didn't cause, suspected vandalism, anything notable about a property gets reported to your PM the same week we see it.
What we deliberately don't promise
These belong in the contract too. Better to set the expectation up front than walk it back later.
- !
Same-day service for non-emergencies
Our schedule integrity comes from holding the route. Pulling a crew off the route for a non-emergency one-off undermines the cycle for every other property. We respond same-day with a plan, not with a crew on site.
- !
Zero trimmer-bark damage, ever
We prevent it aggressively with mulch rings and crew training, but a 40-property route across an open season means real risk. What we do promise: any damage we cause gets remediated at our cost.
- !
Service in extreme weather
Active lightning, severe storms, hail, or unsafe ground conditions, we pause. Crews stay safe, the cycle absorbs the day, off-cycle catch-up routes if needed.
- !
Year-round coverage
Our contracts run the green season, roughly April through November depending on the year. We don't take on snow or ice work, so we can stay sharp on what we do.
