Why Mulch Wins

The highest curb-appeal lift per dollar on the property

Fresh mulch is the single fastest way to make a property look freshly cared for. A clean spade-cut edge plus a layer of saturated hardwood reads as "professionally maintained" before anyone notices the cut quality. It's also the cheapest weed control you can install.

Half of the work in commercial mulching is bed prep, not install. The shortcut everyone takes is dumping fresh mulch on top of weeds and bad edges. We don't.

The Install Process

Four steps, in order, on every bed

The order matters as much as the materials. Skip a step and the install looks fresh for a month, then unravels.

01

Bed clean-out

Pull weeds, remove debris, rake out compacted material. Beds get worked clean before any new material lands on top. If we skip this, weeds grow through the mulch in three weeks.

02

Spade-cut edge refresh

A clean vertical edge cut between turf and bed. Holds the line, holds the mulch, makes the bed read as intentional. We re-cut every spring even where the line held from last year.

03

Pre-emergent (optional)

Granular pre-emergent applied under the mulch layer where weed pressure is high. Cuts the in-season weeding load substantially. Quoted as a line item so you can include or skip per property.

04

Mulch install at proper depth

2 to 3 inches over existing mulch, up to 3 inches on fresh beds. Distributed evenly, raked smooth, kept off plant stems and tree trunks. No volcano mulching around trees, ever.

Materials

Premium hardwood, plus dyed options when the spec calls for it

Sourced from regional yards we trust on consistency, not the cheapest bulk supplier. The cheap material is what fades to gray by July and washes out in the first heavy rain.

Triple-shred hardwood (default)

Lowest maintenance, longest color hold, breaks down cleanly into the soil. The right choice for almost every commercial property.

Dyed black, brown, or red

For properties that want a specific palette or brand-matched look. We source dyed material that holds color through August at minimum.

Volume calculated per bed

We measure bed area on the property walk. You get a cubic-yard estimate per property and a portfolio total before we order. No surprise overages.

FAQ

What property managers ask about mulch installation

How often should commercial mulch be refreshed?

+
Annual refresh is the standard for properties where curb appeal drives leasing, sales, or tenant retention. Hardwood mulch breaks down over a season, fading and thinning out. A fresh layer every spring keeps the color saturated, the weed suppression intact, and the property looking maintained.

Do you remove old mulch before installing new?

+
Not usually. We pull weeds, refresh the spade-cut edge, and top-dress with fresh mulch to the standard depth. Old mulch decomposing into the soil is the goal, not a problem. Full removal is only needed when the existing material is contaminated or built up beyond four inches.

What mulch types do you install?

+
Premium triple-shred hardwood as the default. Dyed options in black, brown, and red for properties that want a specific palette. Same install standards across all types. We source from regional yards we trust on consistency, not the cheapest bulk supplier.

What install depth do you use?

+
2 to 3 inches for established beds, top-dressing existing mulch. Up to 3 inches in fresh installs. Deeper than 4 inches starts to suffocate plant roots and create a haven for voles, so we don't pile mulch up just to look thick on day one.

Do you use pre-emergent weed control with mulch?

+
Yes, on request. A granular pre-emergent applied under or with the mulch layer cuts weed pressure significantly through the season. We can include it in the mulch scope or quote it separately so you can budget it line-by-line.

Do dyed mulches fade over the season?

+
All dyed mulches fade. The good ones stay saturated for most of the season; the cheap ones look washed-out by July. We source dyed material that holds color through August at minimum. That said, hardwood is the lowest-maintenance choice if you want one color through the year.

Can you coordinate mulch color and style across multiple properties?

+
Yes, and we recommend it. Brand-consistent mulch across a portfolio reads as professionally managed. We can set a portfolio standard (hardwood across all sites, or dyed black on retail properties, hardwood on residential rentals, whatever the spec is) and stick to it on every refresh.

Is mulch installation included in mowing contracts?

+
No, mulch is quoted separately because volume and bed area vary too much across properties to fold into a flat mowing rate. We do bundle it on portfolios where every property gets a spring mulch refresh, which makes the per-property pricing easier to budget.
