The Brief

Cut, edge, trim, blow off. Same standard, every property, every week.

Most landscape companies optimize for residential one-offs. We don't. 4M was built around multi-property contracts where schedule integrity, consistent quality, and a single point of contact matter more than chasing the next driveway.

Today we maintain 41 properties under contract across Cincinnati and Northern Kentucky. The list grows on word of mouth. The cycle stays at 7 to 10 days from May through September. Every visit gets the full treatment: cut, edge, trim, and blow-off. That's the program.

On a 7 to 10 day cycle, weather-adjusted
The Turf Math

Frequency beats price, every year of the contract

The cheapest mowing quote is almost always priced on a longer cycle. That math catches up by year two.

The one-third rule

Never remove more than a third of the blade in a single cut. Past that, the plant goes into stress, root growth stalls, and you get the yellow-tip look that screams neglect. A 10-day cycle in peak growth violates this rule almost every visit.

Why 7 to 10 days

In Cincinnati and NKY, May through July growth runs 1.5 to 2 inches a week. A 7-day cycle keeps us inside the one-third rule. A 10-day shoulder-season cycle works in April and October when growth slows.

The compounding cost

Skip cycles for two seasons and the turf thins out, weeds move in, and you're looking at overseeding, weed control, or full replacement. The cheap mowing quote becomes the expensive landscape rebuild.

How We Hold the Schedule

41 properties, one cycle, zero excuses

Schedule integrity is the hardest part of multi-property mowing. Here's how we make it predictable.

Route engineering

Properties grouped by ZIP and proximity, ordered to minimize drive time and equipment swaps. A tight route is what lets us hold a 7-day cycle on a 40+ property roster.

Weather rerouting

When a service day gets rained out, the property moves to the next available slot inside the same cycle. Never beyond. You hear from us before the move, not after.

Catch-up policy

If a week gets fully washed out, we route an off-cycle catch-up rather than skip. No property goes two cycles without a visit during peak growth. Period.

One number, one owner

Derek answers the phone. Callback requests, scope changes, additional properties, billing questions, all routed through one person. No call-center loop, no ticket numbers.

Equipment & Standards

The cut is in the equipment and the discipline

Any crew can run a mower. The difference shows up in the equipment behind the cut, the maintenance discipline behind the equipment, and the standards behind the crew. None of these are optional on a 4M property.

Commercial-grade riders only

Exmark and Scag zero-turns built for daily commercial cycles. No residential equipment on commercial properties.

Sharp blade rotation

Blades come off and get sharpened or swapped on a rotation. Dull blades tear the grass instead of cutting it, which leaves frayed brown tips on every blade.

Stripe direction rotation

Direction rotated each visit to prevent ruts and grain. The stripes look better, the turf stays healthier, your property reads as professionally maintained.

Starting Service

From first call to first cut, in under two weeks

Onboarding a new portfolio is a four-step process. We've done it enough times to know what slows it down and what doesn't.

  1. 01

    Property walk and scope confirmation

We visit each property in the portfolio, confirm the scope of work, flag anything that needs attention before service starts (overgrowth, debris, hazards), and lock the per-property pricing.

  2. 02

    Insurance and contract delivery

Certificate of insurance issued to your firm or building owner. Additional-insured endorsement on request. Master service agreement signed. Per-property addenda for anything portfolio-wide.

  3. 03

    First cut and crew introduction

The crew assigned to your portfolio runs the first cut. Derek meets your property manager on site if helpful. We document property layout, gate codes, and any property-specific notes for the crew.

  4. 04

    Schedule lock and ongoing communication

Your portfolio gets a fixed slot in the route. Cycle day confirmed in writing. Direct line for callbacks. Monthly invoicing the way you want it (per-property PDFs, consolidated, by building, however).

FAQ

What property managers ask before signing

How often do you mow commercial properties?

+
Every 7 to 10 days through the growing season, weather-adjusted. The standard is weekly from May through September and a 10-day cycle in the shoulder months. We never let a property go beyond 10 days during peak growth because that's when curb appeal slips and turf health suffers.

What's included in a standard commercial cut?

+
Every visit includes the cut itself on a commercial-grade rider (Exmark or Scag), string trimming around every obstacle, edging along sidewalks and curbs and bed lines, and a full blow-off of all hard surfaces. No upsells for things that should be standard.

Are you insured for commercial work?

+
Yes. We carry general liability with certificate of insurance available on request. We can name your property management firm or building owner as an additional insured if your contract requires it.

Can you handle a multi-property portfolio?

+
Yes. Right now we maintain 41 properties under contract across Cincinnati and Northern Kentucky for two multi-property accounts. Multi-site scheduling is what we built the business around. Single point of contact, coordinated routing, consistent crew assignments.

What happens if it rains on my scheduled service day?

+
We move the property to the next available slot in the same week, never beyond the cycle window. If a full week gets washed out we route an off-cycle catch-up rather than skip. You hear from us before the move, not after.

How do you handle properties of different sizes and price points?

+
Each property is priced and scoped individually. Within a portfolio, larger sites get longer service windows and dedicated crew time. We don't flatten pricing across a portfolio because it always shorts the bigger properties on the back end.

What if a tenant or owner has a callback request?

+
Direct line to Derek, the owner. Callback requests get handled in the next visit cycle, or sooner if it's a safety issue (overgrowth near sight lines, damage from a neighboring property, etc.). One contact, fast turnaround.

Do you offer year-round contracts?

+
Our contracts run the green season, roughly April through November depending on the year. We focus on mowing, trimming, and landscape maintenance and don't take on snow or ice work, so we can stay sharp on what we do.
